How does the application process work?

It is easy!

If you prefer a hard copy application, please contact us at [email protected] to obtain a PDF of the application and Rental Criteria form or visit us in person. We will need a signed Rental Criteria form, completed application, copy of your photo ID, and proof of income as well as a payment for the $350 first month rent deposit.

If you opt for the online application, that's fine too! You will sign the Rental Criteria form and the online application with your personal information (our site is secure). You will then have the option to upload your documents right into the portal (copy of your photo ID and proof of income).  The system will then ask for your credit card information for the $350 first month's rent deposit.  This will not be withdrawn until your application is approved and you are notified as such by us.  This process also instantly creates an online account for you, so once you are a resident with us, you already have your account for online payments and maintenance service requests!

What are the qualifying standards for application approval?

The head of household MUST be age 55 or older to apply. We perform a credit check, performed through a rental risk assessment system, criminal background check as well as a sex offender check.  All must meet our passing standards for approval.

What if I do not have passing credit?

There is a determination that is made if your score is just between decline and approval standards. This is called approved with conditions.  If this is the case, you will be asked for a full month's security deposit instead of the standard $500. If your score is below this mark, it is a declined application.

What is the move in cost?

After approval, we ask for the move in costs within 72 hours in certified funds. Certified funds are bank checks and money orders. This cost will include your prorated first month's rent (you can move in any day of the month!), a $50 key and lock fee, prorated extra fees (parking and/or pet), and the $500 security deposit (with approved credit).  Your $350 first month's rent deposit given at the time of application will be deducted from this total.

What are the extra fees associated with the apartment home?

All of the amenities and services are included in your rent. Parking is an additional cost.  Surface permit parking is $25/month and underground garage parking is $150/month. Pet rent is $50/month for a dog or cat. 

Are utilities included?

Utilities are separate at Millside and are based on usage. You will be responsible for heat, electricity, water/sewer. Everything in our apartment homes is brand new and energy-efficient so you can expect fair cost.

Are you pet-friendly?

We certainly are! 2 pets per apartment home are allowed. 2 dog households may not exceed 100 lbs collectively. There are breed restrictions and we have the right to refuse any pet that has a history of aggression. Restricted breeds include:

There is a pet addendum included in our lease agreement that must be understood and signed. Pet rent is $50/month per pet.

What are the amenities provided at Millside?

We have an award-winning onsite management team available 5-7 days a week to assist with any needs that may arise and answer any of your questions. Maintenance services are handled within 24 hours and 24-hour emergency maintenance is available on call after hours.

We offer package acceptance in a dedicated package area that you have access to at your convenience.

There is a 24-hour fitness room with cardio equipment, state-of-the-art strength equipment, accessories, and free weights.

Entertain your friends in our common area lounge with a full kitchen, look-out deck, ample seating, and TV. There is free WIFI available in all common areas for you to work and play from home in our communal spaces.

Our first-floor fire pit area overlooks the Copperworks neighborhood and hosts grilling and a fire pit perfect for enjoying our crisp New England evenings.

There is a shared clubhouse and community pool in the Copperworks neighborhood that our residents are free to enjoy seasonally.

How can I pay rent every month?

Rent is due on the 1st of the month, every month. You can pay by personal check, bank check, or money order in person by dropping it off at the on-site Leasing Center. We also offer recurring online payments that you can set up on the online portal by bank account or credit card as well as one-time payments online so you can have the freedom to pay however you would like month to month.

What if I need to move out before my lease has ended?

We do require a 60-day written notice if you are looking to vacate prior to your lease-end.  Our termination policy includes a payback of any concessions given as well as a lease termination fee.

Can you tell me about the location?

Millside at Heritage Park is brand new and built as part of the Copperworks Development within the revitalized historic Paul Revere Mill location. Within our neighborhood, we have scenic riverwalks and walking paths to enjoy the outdoors. We are next-door neighbors to the Northern Spy, a Classic New England family restaurant centered around a wood-fired hearth. Offering regional specialties and sourcing from the best local farmers and artisans. Walk just a short distance in one direction and you are at Canton Center with all of its quaint shops and local eateries, in another, the Canton Junction T station taking you for a quick trip into the city.
